L&T Realty's arrival in Gurgaon is not an incremental market entry. It is the company's first land acquisition anywhere in the National Capital Region, made through a 100% stake purchase in International Green Scapes Ltd, which held a 20-acre parcel in Sector 86. The transaction was structured as an all-cash deal worth Rs. 1,123 crore, a scale of commitment that signals the developer is treating Gurgaon as a long-term market rather than a one-off launch.
The project that follows this acquisition, LNT L&T Sector 86 Gurgaon, carries a development potential of approximately 3.6 million sq. ft. of high-rise residential space in the premium and luxury segment, offered in 3 and 4 BHK configurations. For a company that has spent more than a decade building elsewhere in India, this is the moment L&T Realty's name appears on a Gurgaon skyline for the first time.
L&T Realty is the real estate arm of Larsen & Toubro, established in 2011 to extend the engineering conglomerate's construction discipline into residential, commercial, and retail development. Larsen & Toubro itself has built India's largest metro rail networks, critical defence infrastructure, and complex airport terminals over more than 80 years of operations. L&T Realty currently operates a portfolio exceeding 70 million sq. ft. across residential, commercial, and retail developments in Mumbai, Navi Mumbai, Bengaluru, Hyderabad, and Chennai.
The developer's name is attached to some of those cities' more recognised addresses: Crescent Bay in Parel, Mumbai; Emerald Isle in Powai; Raintree Boulevard in Hebbal, Bengaluru; and the Seawoods Residences in Navi Mumbai, built on what is described as India's first Transit Oriented Development alongside the Seawoods Grand Central Mall. On the commercial side, the group's footprint includes landmarks such as Elante Mall in Chandigarh and the A.M. Naik Tower in Powai. Sector 86 in Gurgaon now extends that map into the NCR for the first time.
Sector 86 sits at the intersection of NH-48, the Dwarka Expressway, and the Southern Peripheral Road, placing it within one of New Gurugram's most actively developing corridors. This is a highway-first location rather than a metro-first one: residents reach IGI Airport in roughly 30 km, and employment hubs in Cyber City and Udyog Vihar in around 20 to 25 minutes by road.
The broader New Gurugram belt, spanning roughly Sectors 76 to 95A, has evolved from a planned zone into a functional residential cluster with occupied societies, schools, hospitals, and retail already operating alongside newer launches. Within this belt, sectors along the Dwarka Expressway and SPR have seen sustained price movement, with flat rates in the wider Dwarka Expressway corridor rising by double digits over the past year and by well over 100 percent across five years, according to market trackers. Gurugram as a whole accounted for close to three-quarters of all new residential launches recorded across the NCR in the most recent quarter, underlining why developers with an institutional pedigree are choosing this city for their NCR debut.
LNT L&T Sector 86 Gurgaon is planned across a 20-acre footprint with high-rise towers, positioned in the premium-to-luxury bracket that aligns with L&T Realty's product elsewhere in the country. The offering centres on spacious 3 and 4 BHK residences designed for lower density living relative to the sector's typical apartment stock, with layouts oriented around natural light, ventilation, and open views. Sustainable design elements consistent with L&T Realty's broader portfolio, such as rainwater harvesting and energy-efficient systems, are part of the planning approach.
The project is currently at pre-launch stage. Pricing and RERA registration have not yet been made public, and both will be confirmed with the Haryana Real Estate Regulatory Authority as the launch progresses.
For a buyer evaluating L&T Realty specifically, the appeal sits at the intersection of two facts: this is a developer whose parent company has built national infrastructure for over eight decades, and it is entering Gurgaon with a single, sizeable, cash-funded land parcel rather than a scattered portfolio. Sector 86 itself offers the practical trade-off buyers in New Gurugram look for, highway access to Delhi, the airport, and Gurgaon's business districts, without the density and pricing ceiling of more built-out corridors like Golf Course Road. For end-users and mid-term investors watching where an established, well-capitalised name chooses to plant its first NCR flag, Sector 86 is now that answer for L&T Realty.
