L&T Realty Opens Pre-Launch of L&T OMR Chennai Homes on Old Mahabalipuram Road
Published
L&T Realty has opened pre-launch enquiries for L&T OMR Chennai, a residential project on Old Mahabalipuram Road in Chennai. The project forms the next phase of the Eden Park integrated township, which spreads across about 90 acres, and brings 1, 2 and 3 BHK apartments along with villa-apartments to the OMR corridor. Expressions of interest are open now, and buyers who register early receive the launch details first.
A 1 BHK apartment starts at ₹25 lakh onwards, an indicative price set for the pre-launch window. The township is roughly two minutes from SIPCOT IT Park in Siruseri, a technology hub that is home to more than 100 companies, including TCS, Cognizant, HCL, Infosys and Capgemini. For homebuyers, the combination of a large township and a short commute to employment is the main point of interest in this launch.
Project details for buyers
The homes are planned in several configurations, with carpet areas ranging from 580 to 2,210 sq ft across the range. The key facts currently published are:
- Configurations: 1, 2 and 3 BHK apartments and villa-apartments
- Carpet area: 580 to 2,210 sq ft
- Starting price: ₹25 lakh onwards for a 1 BHK apartment, indicative
- Township land: approximately 90 acres
- Status: pre-launch, with expressions of interest open
The TNRERA registration and the launch date will be announced together, and the possession timeline will follow the registration. Buyers should also factor in the state's transaction costs. For new flats bought from a developer, combined stamp duty and registration is 6% up to ₹50 lakh, 7% from ₹50 lakh to ₹3 crore and 9% above ₹3 crore. The registration fee on sale deeds has been 2% since 1 December 2023. Under-construction flats attract GST of 5%, or 1% for affordable housing, while a ready flat with a completion certificate carries no GST.
The existing phase of the same township in Siruseri offers a useful reference for the lifestyle on offer. It includes a clubhouse, swimming pool, air-conditioned gymnasium, indoor badminton court, tennis and basketball courts, a children's play area and a jogging and cycling track. A PSBB Millennium school sits within the campus, along with a clinic, pharmacy and grocery store. Homes in that phase are RCC-framed, with vitrified tiles in the living and bedroom areas and 100% power backup for common areas and lifts.
The location
Old Mahabalipuram Road is one of Chennai's fastest-developing residential corridors, and the metro is set to strengthen it. Chennai Metro Phase II Corridor 3 is a 20-kilometre elevated line from Nehru Nagar to Siruseri SIPCOT, and its opening has moved from June 2026 to December 2026. Stations along the line include Perungudi, Thoraipakkam, Sholinganallur, Navalur, Siruseri and the two Siruseri SIPCOT stations. The Sholinganallur interchange with Corridor 5 is targeted for March 2027.
Road upgrades are also planned along the corridor. The Chennai Metro Rail project will build four flyovers on OMR integrated with its elevated line, and a six-lane widening of the road from Siruseri to Mahabalipuram is in the pipeline. The Chennai Peripheral Ring Road, linking Ennore port to Mahabalipuram, is also planned.
Apartment prices in Siruseri have been rising with this infrastructure. Average asking prices for apartments in the area are around ₹5,450 per sq ft, while a 2026 locality review places the range between ₹5,000 and ₹6,400 per sq ft. Navalur, further along the same corridor, has seen prices rise by about 20% in the last year.
About L&T Realty
L&T Realty is the real estate arm of Larsen & Toubro, the listed engineering and construction group. The company has built 41 projects across Mumbai, Navi Mumbai, the National Capital Region, Bengaluru, Hyderabad and Chennai. In Chennai, the earlier Eden Park phase on Old Mahabalipuram Road was completed with possession in December 2011. The developer's Avinya Enclave in Manapakkam has sold out its first phase of four towers and 500 apartments, which gives buyers a recent local reference for the brand.
What comes next
The immediate step for prospective buyers is registering an expression of interest, which gives early access to the launch details. The TNRERA registration for the project will be announced alongside the formal launch, after which pricing, payment terms and the possession schedule will be shared. Buyers interested in the project can review the full details on the L&T OMR Chennai project page. The Corridor 3 metro's December 2026 opening will be a key milestone for residents of the township as the launch moves forward.
