L&T Realty opens pre-launch of its 10-acre BKC mixed-use project in Mumbai
Published
L&T Realty has opened pre-launch bookings for L&T REALTY BKC, a mixed-use and residential project on a 10-acre plot in Bandra-Kurla Complex, Mumbai. The project moves from its earlier stage to an open registration phase, giving prospective buyers an early opportunity to express interest in one of the most closely watched commercial and residential addresses in the city.
The development is being undertaken through a joint arrangement with Valor Estate, a partnership first announced in 2024 through a binding agreement disclosed in a BSE filing. The wider development carries a total potential of over 7.5 million sq ft, placing it among the larger planned mixed-use projects in the BKC micro-market, and the project value is reported at over Rs 20,000 crore. Details of the project are available on its dedicated page.
Key details of the launch
The residential component of the project is offered in 2 BHK, 3 BHK and Jodi configurations. Pricing is available on request, and prospective buyers can contact the developer for the current offers and the payment structure that applies to each option.
The 10-acre plot forms part of a larger 13-acre area, and the plan includes the rehabilitation of about 5,500 families living on the wider site. The development is structured across several uses:
- Total development potential of over 7.5 million sq ft
- A luxury hotel of about 1,000 rooms, fully owned by Valor Estate
- Roughly 3.75 million sq ft of free-sale space
- About 1.5 million sq ft allocated to the hotel
- About 2.25 million sq ft for commercial, retail and premium housing
Project completion, including the rehabilitation component, is projected within five to six years of the 2024 agreement. Development approvals are expected to take 12 to 18 months from that agreement, and the land vacation process forms part of the steps still to be completed under the joint arrangement.
Location and connectivity
The site sits next to the upcoming Bombay High Court complex in Bandra-Kurla Complex, one of Mumbai's principal commercial districts and a established hub for banking, corporate offices and business towers. Kurla railway station is about 2 km away, and Bandra station is about 4.1 km away, giving residents and office users access to the suburban rail network for travel across the city.
