L&T Realty Plans Goregaon West Residences in Mumbai's Western Suburbs

Published

L&T Realty has set out plans for a residential project in Goregaon West, one of the established neighbourhoods on Mumbai's western suburban line. The project is being developed under the name L&T Goregaon West and is currently listed as upcoming, which places it at the early stage of the developer's pipeline in the city.

The plan comes from a developer backed by Larsen & Toubro, whose residential arm has built and delivered a number of projects across Mumbai and Navi Mumbai. For buyers following the brand, the Goregaon West plan adds a new address to the western suburbs, where demand for family-sized homes with strong transport access has remained steady. The full project details, including the L&T Goregaon West page, will be updated as the plan takes shape.

The details

The project is planned as a residential development of apartments. Two configurations have been named so far, a 2 BHK with two toilets and a 3 BHK, and the homes are expected to be offered in these formats when the project moves forward. Buyers should expect the final carpet areas, unit layouts and floor plans to be confirmed by the developer at a later stage.

The amenities planned for the community include a swimming pool, a gymnasium, landscaped gardens, a children's play area and a clubhouse. Security is planned to be managed round the clock with surveillance, and dedicated parking spaces are part of the plan. The final list of amenities will follow the approved specifications.

The price for the homes is being announced on request, and no launch or booking date has been set out yet. Buyers interested in the project will need to watch for the developer's announcements on pricing, payment structures and the launch schedule.

Government charges, including stamp duty and registration, will apply in addition to the base price of any home. In Maharashtra, stamp duty is 6 per cent of the property value for male buyers and 5 per cent for women, inclusive of a 1 per cent metro cess. Registration is charged at 1 per cent of the property value, capped at ₹30,000. For under-construction homes that are not classed as affordable, GST is charged at 5 per cent without input tax credit, while affordable homes up to ₹45 lakh attract 1 per cent.

The location

Goregaon West sits between the Western Express Highway, SV Road and New Link Road, which together give residents several routes into the city and to the suburbs to the north. Goregaon West is served by the Yellow Line metro at New Link Road, which opened on 19 January 2023, and by the Bangur Nagar station on the same line. Goregaon East, on the Red Line, opened on 20 January 2023, adding another rail link to the wider network.

The Goregaon railway station, on the Western and Harbour lines, is a short distance away, and Ram Mandir station has been operational since December 2016. The Mrinal Tai Gore Flyover connects the Western Express Highway in Goregaon East to the Ram Mandir junction in Goregaon West. An extension of the flyover opened in June 2026, bringing peak-hour drive times down to about 15 minutes from close to 30 minutes. The Mumbai airport is about 10 km away.

Several road and transit projects are in progress in the area. The Goregaon-Mulund Link Road, a five-kilometre underground corridor with two tunnels, is under construction, and the Goregaon Creek cable-stayed bridge, estimated at ₹418 crore, is projected to be completed by October 2028. Metro Line 6, a 15.31 km fully elevated line with 13 stations between Swami Samarth Nagar and Vikhroli, is the next planned addition to the network. The locality is also served by the Oberoi and Infinity malls, and by the Goregaon Bus Depot on Link Road.

The developer

L&T Realty operates in Mumbai, Navi Mumbai, Bangalore and Chennai, and lists projects in Vadodara as well. In Mumbai, the company has around 30 projects, of which about 10 are in sales and 20 have been delivered. Its delivered Mumbai projects include Veridian in Powai, Rejuve 360 in Mulund, Crescent Bay in Parel and Emerald Isle in Powai.

The company's residential teams work with Indian and international architects, planners, structural engineers and landscape consultants. In 2019, L&T Realty reportedly sold 490 of the 510 apartments launched at its Seawoods project in Navi Mumbai, one of the larger sales records in its recent history in the city.

What comes next

The Goregaon West project is at the upcoming stage. Buyers can expect the developer to share more detail on the configurations, unit sizes, pricing and approvals as the project moves toward launch. The progress of the area's road and metro works, including the Goregaon-Mulund Link Road and Metro Line 6, will also shape how the locality develops around the project over the coming years.
