Sector 86 is where L&T Realty made its first land purchase in the National Capital Region. The developer gained control of International Green Scapes Ltd, a Delhi-based company holding a 20-acre parcel in Gurugram, and the deal closed in April 2026. Larsen & Toubro's real estate arm, L&T Realty Properties, acquired a 100% stake in International Green Scapes for Rs 1,123 crore in an all-cash deal, which gives the parcel a development potential of about 3.6 million square feet.
The parcel sits at a junction of major roads. It lies on the Dwarka Expressway, NH-48 and Southern Peripheral Road junction in Sector 86, which makes it one of the more accessible New Gurgaon sites for a developer entering the city.
The residential project on this land is L&T Aravista, and it marks L&T Realty's first residential project in Gurugram. The plan keeps most of the land open. The layout incorporates more than 80% open land, including central landscaped greens and a water body.
Homes are planned as 3 BHK and 4 BHK apartments in the first phase, with 5 BHK residences also referenced in the wider project details.
Listing portals quote entry points in the mid-₹4 crore range. One listing describes the available 3 BHK units range from 2,500 to 2,730 sq. ft., priced at ₹5 crore to ₹5.46 crore, while another gives prices start at ₹ 4.75 Cr, excluding taxes and other charges. Per square foot, one analysis puts the project at roughly ₹19,000 a sq ft, against resale homes in the sector quoted at around ₹11,500 to ₹12,000 a sq ft. That gap is the central pricing question for anyone evaluating the project, because it reflects the new-build, low-density format and the L&T brand.
The project is at the booking stage rather than in full sales. L&T is taking expressions of interest of ₹10 lakh with KYC, and the three launch towers have been fixed.
Connectivity is the main draw of the locality. Sector 86 sits inside the New Gurgaon grid, and the nearest metro is Garhi Harsaru Junction, about 4.6 km away. Nearby metro stations include Garhi Harsaru Junction (4.57 km), Patli (8.25 km), Basai Dhankot (8.46 km). Looking further ahead, a proposed metro corridor along Dwarka Expressway is listed among the transport plans.
Distances to key points, as listed by one locality guide: Dwarka Expressway 3 km, NH-48 (Delhi-Jaipur Highway) 5 km, Southern Peripheral Road 2 km. Business and employment access runs toward Udyog Vihar, Cyber City, IMT Manesar (10-15 km).
Social infrastructure is established. Schools include RPS International School 1.5 km and St. Andrews School 1.8 km, and healthcare includes Arc Multispeciality Hospital 1.5 km and Genesis Hospital 2 km. For retail, Vatika Town Square-INXT is 2.93 km away.
Other developers are already active nearby. Notable projects in the locality include DLF New Town Heights, Ansal Heights, and Microtek Greenburg, so L&T Aravista enters a neighbourhood with an existing residential identity.
L&T Realty is the real estate arm of Larsen & Toubro, and the Gurugram project is the first of its kind in the NCR. The company is backed by Larsen & Toubro's engineering and infrastructure expertise, including work on India's metro rail networks, airports and power infrastructure. The developer already has a residential footprint in other cities: L&T Realty's portfolio spans Mumbai, Bengaluru, Hyderabad, and Chennai.
Structurally, the company is consolidating its real estate activity. L&T is moving its entire real estate business into L&T Realty Properties, the same company that owns the Aravista land, and shareholders approved the move in August with more than 99% support.
