Established in 2011, L&T Realty is the real estate arm of Larsen and Toubro. With a portfolio spanning 70 million square feet across Residential, Commercial and Retail developments, the company operates in Mumbai, Navi Mumbai, NCR, Bengaluru, Hyderabad and Chennai. Chennai, and specifically Manapakkam, represents something distinct within that national footprint: it is the only city where L&T Realty has chosen to anchor both a major commercial campus and its first residential community on the same 40-acre land parcel.
L&T Realty announced a complete sell-out of Phase 1 of Avinya Enclave — its first residential project in Manapakkam, Chennai. That outcome, on the same day the project launched — September 9, 2023 — speaks to the scale of pre-existing demand that the developer stepped into when it formally entered the Chennai residential market.
The residential story at Manapakkam cannot be read in isolation. The L&T Innovation Campus on Mount Poonamallee Road, Manapakkam, is a 40-acre mixed-use development situated at a central location with exceptional connectivity to key parts of Chennai and the city's Domestic and International airport. In Phase I alone, two towers accommodate 1.2 million square feet of leasable space, with the potential for a total of 6.5 million square feet to be leased in the future.
The commercial campus has already drawn institutional-grade tenants. IT services firm LTI Mindtree finalised a lease at the L&T Innovation Campus, committing to 5.85 lakh square feet of commercial space in Tower 1 at a starting monthly rental of ₹3.98 crore. The L&T Innovation Campus holds a LEED Certified Gold rating as a green tech park. This commercial momentum directly underpins the residential thesis: the same campus boundary that houses office tenants also contains Avinya Enclave.
Avinya Enclave is a part of this 40-acre mixed-use development in Manapakkam, sited opposite the L&T construction campus itself. L&T Realty and Singapore-listed CapitaLand India Trust also entered a non-binding term sheet for a commercial platform to develop close to 6 million square feet of office space across Bengaluru, Chennai and Mumbai, with L&T building and developing the projects. Manapakkam sits at the centre of that commercial growth story.
Spread over a 40-acre land parcel, Avinya Enclave offers 2, 3 and 4 BHK apartments ranging from 1,179 sq ft to 2,561 sq ft, with prices starting from ₹1.7 crore. The residential portion itself occupies 7 acres within that master plan. Phase 1 comprised four towers with 500 apartments — a mix of 2, 3 and 4 BHK homes. Across both phases, around 980 units are on offer across 5 towers rising to 17 floors.
Every apartment at Avinya Enclave is Vastu-compliant and designed with no common walls, ensuring privacy, natural light and ventilation. The development allocates 60% of its footprint to open space and features a 25,000 sq ft Grand Clubhouse with 30-plus amenities, including a swimming pool, gym, landscaped gardens and children's play areas. Residents also have access to a mini theatre — an offering specific to Avinya Enclave.
The project's RERA registration number is TN/29/Building/0336/2023. Delivery is expected by September 2028.
The choice of Manapakkam as the entry point for L&T Realty's Chennai residential debut reflects a deliberate alignment of existing assets with residential demand. The developer already owned and operated the Innovation Campus land; the residential launch was a natural extension of that established presence rather than a speculative land acquisition in an unfamiliar submarket.
L&T Realty CEO and MD Shrikant Joshi noted at the launch: "L&T is a respected brand, and it is a great honour for us to launch our first residential project in Chennai. Diligently conceived and designed, Avinya Enclave will be one of the finest gated communities in Chennai." He specifically cited proximity to the proposed Manapakkam Metro station and the surrounding retail and commercial hubs as key project benefits.
The Manapakkam location offers easy access to key employment nodes including Guindy Industrial Estate, DLF IT Park, Olympia Technology Park and Chennai Trade Centre. For IT and ITES professionals working across the western employment corridor, Manapakkam sits equidistant from Guindy to the south-east and Porur to the north-west — a genuinely central address on the Mount Poonamallee High Road (SH 55).
Established hubs like Manapakkam and Valasaravakkam offer stable investments in contrast to the higher-volatility emerging corridors further along the OMR. Flat prices in Manapakkam currently range from ₹6,800 to ₹9,650 per square foot. Flat rates in the locality appreciated 5.1% over the last year, 15.3% over three years and 50.9% over five years. Against that neighbourhood average, Avinya Enclave's starting price of ₹1.7 crore positions it at the upper segment of the local market — consistent with the scale and specification of the product.
Chennai witnessed 5% price appreciation and a 12% increase in sales in H1 2024, with Southern and Western Chennai accounting for the maximum number of new launches and sales throughout 2024. Manapakkam sits squarely within the western corridor that drove that outperformance. Chennai's real estate market experienced steady growth of 6% in Q1 2024, driven by demand in both residential and commercial segments, supported by the city's strong industrial base and expanding IT sector.
On connectivity, Avinya Enclave's location on Poonamalle High Road provides excellent connectivity to Chennai Airport and the rest of the city. The upcoming Manapakkam Metro Station on the Chennai Metro network adds a further layer of public transport access. MTC bus routes connect the locality to Kundrathur, Porur and Saidapet, while Guindy railway station and Pazhavanthangal Railway Station both serve the broader corridor.
For social infrastructure, notable landmarks near Avinya Enclave include DLF Cybercity Chennai, Feathers A Radha Hotel and Amrita Vidyalayam. MIOT International hospital — one of Chennai's principal tertiary care facilities — is among the healthcare anchors in proximity. The average rental yield in Manapakkam stands at 4%, making it relevant for buyers who anticipate periods of renting out before end-use.
L&T Realty has received over 120 awards and accolades, including the "Best Realty Brand 2024" conferred by the Times Group. Across its national residential portfolio — spanning projects in Powai, Thane, Seawoods, and Hebbal among others — the developer has maintained a consistent product specification: large open-space ratios, institutional-grade construction standards and in-house project management rather than outsourced construction.
In Manapakkam, that institutional character is amplified by the fact that the residential community shares a master plan with a LEED Gold-rated commercial campus already occupied by companies of the scale of LTI Mindtree. For a buyer evaluating L&T Realty's entry into Chennai, that context is not incidental — it is structural evidence of long-term commitment to the address.
