L&T Realty’s Panch Pakhadi plan adds 12.2 acres to Thane pipeline
L&T Realty and Jagdale plan a large Panch Pakhadi development
L&T Realty’s plan for a residential development in Panch Pakhadi brings a 12.2-acre site in Thane West into the company’s project pipeline. The project is being developed through a strategic alliance with Jagdale Infrastructure Pvt Ltd, announced on May 7, 2024. L&T Parel Project Pvt Ltd, a subsidiary of L&T Realty, executed the joint development agreement.
The planned scheme combines homes for sale with rehabilitation housing for residents of a large slum layout. Its development potential exceeds 3.12 million square feet. The developers’ stated programme includes at least 12.7 lakh square feet for slum rehabilitation and 31.25 lakh square feet in the sale component. For homebuyers, the scale signals a multi-phase addition to Panch Pakhadi, rather than a small standalone residential block.
The details
The project, listed as Upcoming, is planned as a residential development with 2, 3 and 4 BHK apartments. Published carpet-area ranges for the homes are 750–850 sq ft for 2 BHK, 1,050–1,200 sq ft for 3 BHK and 1,900–2,200 sq ft for 4 BHK. The project landing page lists pricing as on request.
The development is described as a three-phase scheme. The joint development’s rehabilitation and sale components form a significant part of its overall plan, while the homes are positioned within L&T Realty’s wider residential portfolio. The project is described as IGBC Gold Certified, with sustainable systems. Home specifications include vitrified flooring, a kitchen platform with stainless-steel sink, concealed bathroom plumbing, branded electrical switches and powder-coated aluminium windows. The homes are described as Vaastu-compliant, with large windows intended to bring in natural light.
